Your client chooses who gets the report

Send your client's address

The distribution, in order

First, the client orders the Level 2. Second, we inspect. Third, the report and photos go out on the same day, to the people the client names. That can be you, the buyer, the seller, or all three.

Tell us the list at booking. If someone needs to be added later, send us a note and we will include them.

What is in the report

The report has written findings and photos, and it ends in a written path: the item to fix first, then the ones that can wait. On brick work, the order depends on the chimney.

A Level 1 at $55 is a visual check of the reachable parts. A Level 2 at $395 puts the camera in the flue. Anywhere in the attic, crawlspace or roof that we can enter gets a look as well.

What to tell a buyer about the standard

NFPA 211 is the chimney standard. A buyer who asks why a sale needs a Level 2 can be pointed here. The standard lists four triggers, and a change of owner is the first of them. The others are fire in the chimney, a quake, and a new fuel.

Speed and limits

We inspect quickly for your buyers. The one fixed point is the paperwork, which reaches you the day of the inspection.

We do not tell a buyer what to request. That is a conversation for you, your client and the other agent.

Inspection prices

Both figures are fixed, so you can quote them.

Level 2 camera inspection
$395
Visual Level 1
$55

Repair prices come after the inspection.

From agents

Can the seller's agent receive the report?

If the client says so. Tell us the names when you book.

Does the report rank the problems?

Yes. It names what to fix first and what can wait.

Do you negotiate repairs?

No. We report the findings and quote work. The negotiation is yours.

Name the recipients, we send the report

Give us the address and the list. The paperwork follows on inspection day.
