Chimney Inspection in Pasadena, All Three Levels

The call came from a homeowner in Bradbury who had noticed a rust-colored stain spreading across the ceiling near their second-floor fireplace. The chimney sat on the east-facing side of a 1950s ranch-style home, exposed to decades of afternoon sun and the occasional heavy downpour that rolls through the San Gabriel foothills. She told us the fireplace still drew fine, no smoke backup, no odor. But the stain kept growing. Her concern was whether the chimney structure itself was compromised or whether this was just a roof flashing issue. She had already called a roofer, who looked at the flashing and said it seemed intact. That's when she started thinking about the crown.

We hear versions of this story from homeowners across the Azusa and Irwindale foothills too. Mid-century homes in this part of the San Gabriel Valley often have poured concrete crowns that were never sealed or waterproofed at the time of construction. After 60 or 70 years of thermal cycling, the crown develops hairline cracks that widen with each season. Water migrates into the flue liner and the surrounding masonry, rusting out the damper assembly and saturating the brickwork. By the time you see a ceiling stain, the damage has often been working its way through the chimney structure for years. This homeowner needed more than a quick visual check. She needed a proper inspection that could tell her exactly where the water was getting in and how far the damage extended.

We scheduled a Level 2 inspection, which is the appropriate scope under NFPA 211 whenever there's a known problem or a change in the system's condition. A Level 1 inspection is a visual check of accessible areas during a routine chimney sweep. Level 2 goes further. Our CSIA-certified inspector used a camera scan of the full flue interior to document every crack, gap, and deterioration point from firebox to crown. In this Bradbury home, the scan revealed two things: a network of fractures across the concrete crown that had allowed water penetration for years, and early-stage spalling on the interior clay flue tiles roughly six feet above the smoke chamber. The damper housing was corroded but still functional. The mortar joints on the exterior brick showed weathering consistent with prolonged moisture exposure, a pattern we see regularly in Azusa-area homes of the same vintage.

The inspection report gave the homeowner a clear picture. The crown needed a full rebuild, not a patch. We removed the failed concrete crown, rebuilt it with a proper drip edge overhang, and applied a waterproof sealant rated for the thermal range these chimneys experience. The spalled flue tiles were replaced in the affected section. Without the Level 2 camera scan, that interior damage would have gone undetected until it became a fire safety issue. A Level 3 inspection, which involves removing parts of the chimney structure, was not necessary here because the camera gave us full visibility. If your chimney has visible crown damage or unexplained moisture, start with an inspection before committing to any repair scope. The findings dictate the fix, not the other way around.
