Fireplace Inspection in Pasadena: Written Report, Licensed Technicians

The call came from a homeowner on a half-acre lot in Bradbury. She'd lit her first fire of the season and noticed fine mortar dust collecting on the firebox floor, plus a faint smell that lingered hours after the fire died. When she looked up into the flue with a flashlight, she could see a crack in the refractory panel running from the smoke shelf toward the damper. Her neighbor in Azusa had dealt with a chimney crown failure the year before, so she knew enough to stop using the fireplace and call for an inspection before things got worse. She wanted to know two things: was carbon monoxide leaking into her living space, and was the chimney structure itself compromised above the roofline? Those are exactly the right questions.

What worried her most was the crown. From the ground, she could see a visible split running across the concrete cap, with dark staining below it where water had been tracking down the exterior masonry for what looked like more than one rainy season. Homes in the Bradbury and Irwindale foothills take direct Santa Ana wind exposure, and the thermal cycling between 100-degree October afternoons and cool overnight temps puts real stress on chimney crowns. A crown crack that goes unaddressed for two or three seasons typically leads to water intrusion into the flue liner, accelerated mortar joint deterioration, and eventually structural movement in the chimney stack itself. She needed a Level 2 fireplace inspection before any repair conversation could begin.

Our CSIA-certified inspector ran a full Level 2 inspection per NFPA 211 standards, which includes a camera scan of the entire flue interior. The refractory panels had two cracks: one was cosmetic, but the second extended through the panel's full thickness, creating a direct pathway for heat and combustion gases to reach the combustible wood framing behind the firebox wall. Clearance-to-combustibles in that section measured less than half an inch, well below the minimum required by code. The damper was also warped and no longer sealed flat, which explained the persistent draft she felt even with the flue closed. CO risk from a crack like this is real and measurable. We placed a monitor during a controlled burn simulation and confirmed elevated readings in the room within 20 minutes.

The crown told the rest of the story. Water had entered through the split and saturated the upper flue tiles, softening the mortar joints between the top four courses of brick. In Azusa and Irwindale, we see this same failure pattern on chimneys built in the 1960s and 1970s, where the original crown was poured too thin and without a proper drip edge. The fix for this home required a full crown rebuild with a bonded concrete cap, refractory panel replacement in the firebox, and a new damper assembly.
