Chimney Masonry Repair in Pasadena: Written Report, Licensed Technicians

The call came from a homeowner on a half-acre lot in Bradbury. She'd been finding small chunks of concrete near her flower beds for months before she looked up and saw the source: her chimney crown had split into three pieces. Rain had been entering the flue opening for at least two seasons, and the top eight courses of brick showed dark staining and soft mortar joints. She was worried about the chimney's structural stability, especially after the 2023 earthquake swarm that rattled homes across the San Gabriel Valley foothills. Her biggest concern was whether the whole chimney needed to come down or if targeted masonry repair could save it.

We hear similar calls from Azusa and Irwindale, where post-war homes from the 1950s and 1960s sit on alluvial soil that amplifies seismic movement. Earthquake micro-cracking follows a pattern in this part of the foothills: vertical fractures through the mortar joints on the side of the chimney facing away from the roof slope, where there's no lateral bracing from the structure. These cracks look minor from the ground. But water enters, freeze-thaw cycles in Pasadena's occasional winter cold snaps widen them, and within a few years, you have mortar joints recessed a quarter-inch or more. That's when a crown rebuild alone won't fix the problem. The masonry below it needs attention too.

Our CSIA-certified inspector ran a Level 2 inspection with a camera scan inside the flue and documented the exterior damage course by course. The crown had no drip edge and no bond break from the flue tile, a common shortcut in 1950s-era construction across Bradbury and Azusa. We removed the failed crown entirely, installed a proper bond break, and poured a new crown with a minimum two-inch overhang and integrated drip edge per NFPA 211 standards. For the mortar joints, we chose Type N mortar rather than Type S. Type S is stronger in compression, but Type N has better flexibility, which matters when your chimney sits on soil that shifts during seismic events. Repointing with too-rigid mortar can crack the brick faces instead of absorbing movement through the joints.

We ground out damaged joints to a depth of three-quarters of an inch before repointing, which is different from tuckpointing. Tuckpointing involves applying a thin contrasting mortar line over a flush joint for aesthetic effect. Repointing is structural: old mortar comes out, new mortar goes in at proper depth. After the mortar cured for 28 days, we applied a silane-based waterproofing treatment that lets moisture vapor escape while blocking liquid water penetration. This step is critical in Pasadena, where winter rain followed by dry Santa Ana wind cycles can trap moisture inside brick if you use a film-forming sealer instead. The Irwindale and Azusa homes we service face the same exposure pattern, and skipping waterproofing after repointing cuts the repair's lifespan in half.
